How do I/We secure a property we have just viewed?
In order to secure the property you will be required to pay a holding fee. This will secure the property from future showings and stop further marketing of the property. 
Once the holding fee has been paid you will be required to review and complete the Holding Fee form. We will require a copy of identification which can be a valid passport or Photo driving licence.
Once the initinal checks have been carried out you will begin your online referencing application.

When can I/we move into the property?
Once your referencing application has completed we will contact you to confirm your moving in date and time. You will receive a tenant settlement invoice for all outstanding monies to be paid before move in. We will also require any guarantor agreements to be signed and returned before move in.

Rents are normally quoted calendar monthly and payable monthly in advance. All rents are payable by bank standing order to Property Plus Lettings or your landlord's bank account. You will be informed who you are to pay at the start of your tenancy. We can accept rent payments via Internet Banking or Cash. We recommend to all our tenants to setup a standing order for rent payments.
Does Property Plus Lettings protect tenants deposits?
A security deposit of a minimum of six weeks rental will normally be required. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations, Property Plus are members of the Tenancy Deposit Scheme (TDS) The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.
What are the Tenants responsibilities during the tenancy?
You have certain responsibilities when you have secured a property. You must:
* Pay all utility bills such as Gas, Water, Electricity, Telephone and Council Tax.
* Allow regular inspections of the property.
* Report any maintenance and repair issues.
We also advise you to seriously consider the need for insurance that covers the Tenants' and Landlord's contents. You can find out more about Tenants' insurance here.
What about repairs and maintenance?
Unless otherwise stated you will contact Property Plus regarding repairs and maintenance. You can contact us via our maintenance form or call our management department on 0127 777010. We will liaise with the landlord and contractors regarding any work to be done. Your property manager will contact you to discuss arrangements for any work to be done. Please note: Battery operated smoke/carbon Monoxide detectors, house hold light bulbs (unless special unit/fitting) are the responsibilities of the current tenants.
How do I/we renew our tenancy?
Tenancy agreements are offered on an initial six months basis on an assured short hold tenancy agreement (AST). At the end of the initial rental period you will have the option of another fixed six month term (there is a charge for this) or your tenancy will automatically roll into Periodic status (month to month). Some tenancies are offered with a tweleve month contract.
How do I/We terminate the current tenancy?
To end a tenancy one month written notice is required from the tenant subject to the conditions of the tenancy agreement. Please call Property Plus for more information on 01273 777010.
